HOUSE RULES

1.Smoking: Smoking is strictly forbidden inside the Property. Smoking is only allowed “outside”. Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee to Guest as Excess Damage Cost and will be charged against the credit card on file. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

 

2.The home privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

 

3.Keep the property and all furnishings in good order.

 

4.Only use appliances for their intended uses.

 

5.Garage

 

6.Pets are allowed. Only small dogs under 25 lbs are permitted with prior approval; there is additional fee required please refer to Pet Addendum; must be completed and paid prior to arrival.

 

7.Parking: We have plenty of parking both in the driveway and on the street. RV parking is available for a day rate of $45 per day includes electrical hook up. RV Dry camping is available next door on our empty lot for a rate of $25 per day.

 

8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home.

 

9.Fireplace: The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace.] [Fireplaces are turned off from _____________; they are not operational during this time of the year.]

 

10.Locked Areas: Areas that are locked, such as garage or Owner’s personal storage spaces for which guest are not provided a key, are off limits. Any attempts to enter locked areas is cause for termination and forfeiture of all monies paid. Guest is liable for any damages.

 

11.Toilet: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogged you could be charged damages of up to $150.00.

 

12.THERMOSTATS: There are (two) thermostat one is in the hallway wall by the 3 bedrooms. Utilities are included. Please do not set the heat above 75 degrees or the air conditioning below 69 degrees. Help us conserve energy. When you leave please shut down the heater. In the summer leave the air conditioning on set to 85 degrees. Do not turn the air-conditioning off.

 

13.WASHER AND DRYER: The washer and dryer are located in the laundry room. Please bring your own detergents and softens if you plan to use for personal use.

 

14.Checkout is at 10 am: Leave spare key back in lock box and refer to Checkout Policy.

 

15.CHECK-IN TIME AND CHECK-OUT: Are flexible depending on availability extra fee’s may apply.

 

16.DAMAGE/RESERVATION DEPOSIT: A damage/reservation deposit of $500 is required. The deposit is NOT applied toward rent; however, it is fully refundable within (5) days of departure, provided the following provisions are met.

(website hidden) damage is done to the home or its contents, beyond normal wear and tear.

(website hidden) charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

c.All debris, rubbish and discards are placed in dumpster, and soiled

dishes are placed in the dishwasher and cleaned.

d.The key is left in the lock box and unit is left locked.

e. No linens are lost or damaged.

 

17.RATE CHANGES: Rates subject to change without notice.

 

18.Reservations less than 15 days before arrival require immediate payment by Visa Or Mastercard plus a three percent (3%) credit card processing fee.

 

19.Rental Agreement must be completed, signed and returned along with a copy of your Drivers License or Passport to confirm identity and booking.

 

20.Checkout Policy:

•Please take all trash, including bathroom trash bags, out to the trash cans to the back of the house.

•Please leave the house as clean and tidy as you found it.

•Please load all dishes into the dishwasher and run it on the normal cycle.

•Please turn the heat off in the winter, and please turn the A-C up to 85 degrees in the summer.

•Remove any leftover food from the refrigerator.

•Leave the beds unmade and the linens on top of the beds

•Please lock all doors and close all windows.

•Place the keys back inside the lockbox on the back door.

•Damp towels and cloths can be left hanging askew on the bathroom towel bar. This allows them to air dry and we know

that they have been used.
